The project site is approximately .65 acre and includes 43 independent living senior cooperative residential condominiums in a medium density configuration on three floors with street level garage parking. Upper level residences are stair and elevator served while the street level plazas are accessible from the street and from the Oakland estuary boardwalk. Within the complex, the street level entry courtyard design features a water feature and viewing garden. The estuary boardwalk plaza which serves as the main use area will provide outdoor dining and socialization spaces, low maintenance planting and edible garden areas for the senior occupants. The interior courtyards have raised planters with subsurface irrigation which is fed from the garage through the podium.

The on-grade streetscape planting was part of the project design and helps to soften the four story façade.  The construction budget for the hardscape, planting and irrigation improvements is estimated at $450,000.

The project site is approximately one acre and included 60 residential condominiums in a medium density configuration on three floors with subterranean garage parking. Upper level residences are elevator served while several of the ground floor units are accessible from the street with private entries. Within the complex, the multiple courtyard design features fountains, distinctive planting and paved pathways. The interior courtyards have raised planters with subsurface irrigation which is fed from the garage through the podium. The on-grade streetscape planting was also part of the project design.

Landarc Associates, Inc. teamed with Bruce Jett Associates to prepare the design development and construction drawings for this complex project. The construction budget for the planting and irrigation improvements is estimated at $400,000.

 

Taylor Avenue, Sunnyvale, CA.

 

This project consists of medium density housing including 22 townhomes, small open spaces and courtyards on an approximately two acre site with four-story housing which made for a challenging design process. The city required using drought tolerant planting and required a 50% shading coverage of all of the paved driving surfaces.

Landarc Associates, Inc. worked closely with the client to communicate design direction and adjust the design as program changes as necessary. The project required further coordination with the architect and engineers to prepare a successful package that was sold and developed later by DR Horton Homebuilders. The planting and irrigation construction budget for the project was estimated at $500,000.

Capriano Homes, Morgan Hill, CA.

The project included a 10 acre open space including project entry design, signage, passive and active play elements, seating spaces with arbors, sundials, lighting, and included the planting design and irrigation for the 72 acre 250 home subdivision. Scott Fornaciari was the lead designer on the project while working with another design firm. The project was constructed in 1999 with an estimated construction budget of $750,000.

Hastings Mixed Use Development, Fremont, CA.

Landarc Associates, Inc. worked with the design team architects to prepare design development and construction drawings for this 1.48 acre mixed-use retail, commercial office and residential housing project. The project includes street level retail space, subterranean parking, two floors of commercial and one floor of residential housing. Landarc Associates, Inc. worked with the architect, civil engineers, electrical and fire designers to prepare design development and construction plans and specifications. The estimated planting and irrigation construction costs are $300,000.
