The project site is approximately .65 acre and includes 43 independent living senior cooperative residential
condominiums in a medium density configuration on three floors with street level garage parking. Upper level
residences are stair and elevator served while the street level plazas are accessible from the street and from the Oakland estuary boardwalk. Within the complex, the street level entry courtyard design features a water feature and viewing garden. The estuary boardwalk plaza which serves as the main use area will provide outdoor dining and socialization spaces, low maintenance planting and edible garden areas for the senior occupants. The interior courtyards have raised planters with subsurface irrigation which is fed from the garage through the podium.
The on-grade streetscape planting was part of the project design and helps to soften the four story façade.
The construction budget for the hardscape, planting and irrigation improvements is estimated at $450,000.
